Our Story
ACT Property isn't built on theory — it's built on years of field work, property assessments, insurance claims, and a genuine understanding of what Texas property owners face.
Who We Are
ACT Property was born from a simple observation: property owners in Texas deserve a management and consulting partner who actually understands what happens when things go wrong. Most don't have that.
Our founder brings direct experience as a property adjuster — evaluating damage, working with insurance carriers, understanding construction scopes, and navigating the complex process of getting properties repaired and restored. That background is our foundation.
What started as a passion for helping people navigate difficult property situations has grown into ACT Property, a full-service firm working across Texas — property management, disaster consulting, construction coordination, and debris removal, backed by coverage review, condition and move-in/move-out reporting, organization, and design support.
We're a newer business, but we're not new to this work. Every decision we make is informed by hands-on experience in the field — not guesswork.
Core Competencies
Years of evaluating residential and commercial properties for damage, value, and condition across Texas.
Deep familiarity with the claims process — from initial documentation to final settlement and repair scope.
Understanding what quality repairs look like and how to hold contractors accountable to scope and standard.
Experience working in post-disaster environments — mobilizing quickly, prioritizing action, and protecting property owners.
Day-to-day property oversight delivered with the same rigor and accountability we bring to every other service.
Beyond the Basics
Property work rarely fits in a single box. Alongside our core services, ACT Property offers the documentation, review, and hands-on support that owners, landlords, and tenants actually need — often the difference between a smooth outcome and an expensive one.
Most property owners have never read their policy closely, and they find out what it actually covers at the worst possible moment. As a licensed Texas adjuster, we sit down with your declarations page and policy language and walk you through it in plain English — what's covered, what isn't, where your limits sit, and where the gaps are. Best done before a loss, not after.
What's Included
A thorough, photo-documented record of a property's condition at a point in time. Invaluable for establishing a baseline before a tenant moves in, before a renovation, ahead of storm season, or when you simply need defensible documentation of what a property looked like on a given date. Built with an adjuster's eye for the details that matter later.
What's Included
The single best protection against a security deposit dispute — for both sides. We document the property at move-in and again at move-out, then compare the two so wear and tear is separated from actual damage. Landlords get defensible records; tenants get a fair shake. Nobody has to rely on memory or a blurry cell phone photo from fourteen months ago.
What's Included
Hands-on organization for properties and the paperwork that comes with them. That means decluttering and setting up functional systems in a home or unit — and just as importantly, getting your property records in order: policies, receipts, warranties, inspection reports, and vendor history all in one place, so you're not digging through a shoebox when you need something.
What's Included
Practical design help for properties that need to perform. Whether you're refreshing a rental between tenants, rebuilding after a loss, or getting a property ready to list, we help with layout, finish and material selection, and staging — with an eye toward what holds up, what rents, and what a property actually needs rather than what looks good in a catalog.
